States and cities in the US cover a broad range of institutions from landlord friendly in AZ and TX to tenant friendly in NY and CA.

The Biden administration likes to enforce rules federally:

• covid eviction moratorium was extended
• a tenant bill of rights is mentioned in January
• we here from the white house again in July

The tenant bill of right does not seem to amount to much legally yet, so far, it allocates funds to bureaucrats to raise tenant awareness.
